Bright and Quiet Room in a Central Location:
A bright and quiet room with a balcony facing the courtyard, perfect for relaxing. The balcony is also equipped with an electric grill. The room has been freshly renovated and modernly furnished. It features a comfortable box spring sofa bed (usable as a single or double bed), a wardrobe with sliding doors, a dresser for ample storage, and a bookshelf. A 40-inch TV with Prime and Netflix, along with a desk and chair, makes the room ideal for work as well. The modern lighting can be adjusted to your preference. Freshly washed bed linen and towels are provided.
Shared Areas:
Wi-Fi with speeds of up to 250 Mbps is available throughout the apartment.
The kitchen is fully equipped with two refrigerators, a microwave, an oven, an induction stove, a dishwasher, and a washer-dryer. There is also a dining table and an additional TV.
Owner’s Presence:
The apartment owner also has a room in the apartment but is usually traveling. Therefore, the apartment is rented out room by room.
Tenant Selection:
As this is a newly established shared apartment, careful consideration is given when selecting tenants. Ideally, tenants should be non-smokers. Smoking inside the apartment, in the rooms, and preferably even on the balcony is not desired. Pets are also not suitable for this type of community.
Minimum Rental Period:
The minimum rental period is preferably six months. In exceptional cases, shorter stays are possible, as the legal allowance (up to 8 weeks per year) for short-term rentals has not yet been utilized.
Location:
The apartment is centrally located in a quiet area, just three subway stops from the main station. Nearby, you’ll find a park, the Isar River (the river that runs through Munich), cafés, restaurants, an organic supermarket, late-night shops, and various other supermarkets.
According to the property management, the energy certificate is currently being prepared.
This offer is aimed at single individuals as tenants.
•Only one person is allowed per room (occasional guests are welcome).
•A rental period of at least 6 months is intended. Shorter rental periods are possible in exceptional cases if legally permissible (up to 8 weeks per year).
Please note that I do not rent out the entire apartment but only individual rooms.
Shared use of the bathroom and kitchen is included.

I have completely renovated and newly furnished this apartment with a clear concept in mind:
When I am in Munich, I use one of the rooms myself. The other two rooms are rented out to a specific target group who plan to stay for about 6–12 months to orient themselves and find their own apartment. Tourists or party guests are not desired as tenants.
