A bright and quiet room with a balcony facing the courtyard, perfect for relaxing. There’s also an electric grill on the balcony. The room is newly renovated and modernly furnished. It features a comfortable box spring sofa bed (single or double), a wardrobe with sliding doors, a dresser for ample storage, and a bookshelf. A 40-inch TV with Prime and Netflix, along with a desk and chair, make this room suitable for working as well.

Shared areas: The modern lighting can be adjusted as desired. Freshly washed bed linen and towels are provided. Wi-Fi with speeds up to 250 Mbps is available throughout the apartment.

The kitchen is fully equipped with two refrigerators, a microwave, an oven, an induction stove, a dishwasher, and a washer-dryer. There is a dining table and an additional TV.

Owner’s presence: The apartment owner also has a room in the apartment but is usually traveling. Therefore, the apartment is rented out room by room.

As this is a newly established shared apartment, careful consideration is given to selecting tenants. Ideally, the roommates should be male and non-smokers. Dogs and cats are not suitable for such a community.
If possible, at least 6 months rental period. In exceptional cases also shorter, since the legal possibilities (up to 8 weeks per year) for short-term rentals have not yet been used here.

The apartment is centrally located in a quiet area, just three subway stops from the main station. Nearby, you'll find a park, the Isar River, cafés, restaurants, an organic supermarket, and late-night shops.

This offer is aimed at male individuals as tenants. One person per room (occasional guests welcome). Additional persons are possible for an extra charge.

Why is this offer in English?
I have completely renovated and newly furnished this apartment with a specific concept in mind: When I am in Munich, I occupy one of the rooms myself. The other two rooms are rented out to a specific target group who do not (yet) speak German and want to stay for about 6-12 months to orient themselves and find their own apartment. I do not want tourists or party guests.
